Our goal is simple: help you see the real trade-offs in a mortgage decision — your payment, your savings, your break-even point, your borrowing power — without jargon, sales pressure or a sign-up form. Every tool runs entirely in your browser and gives you an answer in seconds.
Who we are
We are an independent team of writers and builders with a background in personal finance and web technology. We are not a lender, a mortgage broker, or a financial-advisory firm. We do not originate loans, take applications, or sell leads. That independence lets us explain the math honestly — including when refinancing or borrowing is not a good idea.
How we keep figures accurate
Our calculators use the same standard, well-established formulas that lenders use — loan amortization, interest-only payments, loan-to-value ratios, and program-specific fees such as the VA funding fee and USDA guarantee fee. We review our methodology and the fee figures we cite periodically (last reviewed June 2026) and note where rules can change. Where a topic is complex or regulated — like reverse mortgages — we say so clearly and point you to the official program and a licensed professional.
